I was visiting last night with a new real estate client, and we were discussing Rentvesting. They had never heard the term, which made me think others might not know either. So I will put my old professor hat back on and talk about “rentvesting”.
Rentvesting is a real estate strategy where you rent a home to live in (usually in a location that suits your lifestyle) while buying an investment property somewhere else—typically in a more affordable or higher-return area.
🧠 In Simple Terms:
You live where you want, and buy where you can afford (or where the numbers make sense).
🏠 Example:
Let’s say you want to live in Lawrence, KS because it’s close to work and has great schools, but homes there cost $400,000—outside your budget.
Instead, you:
• Rent a house in Lawrence for $1,800/month
• Buy an investment property in Ottawa, KS for $220,000
• Rent out the Ottawa property for $1,400/month
• Let it build equity and generate cash flow while you enjoy your lifestyle in Lawrence
💡 Why Rentvesting Is Growing in 2025:
• High home prices in desirable areas
• Higher mortgage rates, limiting primary home affordability
• Younger buyers (Gen Z & Millennials) value flexibility but still want to invest
• It lets you get into the market without sacrificing your location preferences
✅ Pros:
• Builds wealth through property investment
• Lets you live in a location you might not afford to buy in
• Often comes with tax benefits (on the investment property)
• Helps first-time buyers get into the market sooner
⚠️ Cons:
• You don’t build equity in the place you live
• Managing a rental property (especially remotely) takes work
• You still have renting restrictions where you live (e.g. no renovations)
• Two sets of housing expenses (mortgage + rent)
